Jo Acosta, 38, a manager at a nearby Burger King, said her 14- year-old son Darshawn Scott texted her about the blaze - and she told him to get his grandparents, who live on the ground floor, out of the building.
When fire units arrived, that family was safely outside with one of their two dogs. The other pet was rescued later.
Firefighters found the injured family on the third floor.
The victims' names and ages were not immediately released.
All were in critical condition.
Taniqua Scott, 19, Darshawn's sister, noted that "nobody can get in" the back room where the fire began. Darshawn told The Post he saw a man running away.
The blaze was extinguished in about an hour.
